Property maintenance in Ballito, from beachfront blocks to hillside homes.
Ballito is where we're based. We maintain, repair and build for apartments, complexes, family homes and businesses across the town, and we know how differently the beachfront and the hills inland wear.
Ballito's buildings
A town of apartments, complexes and estates.
Ballito has grown from a small holiday village into one of the busiest towns on the North Coast, and its buildings reflect that. Along the beachfront and the main coastal roads you'll find mid- and high-rise apartment blocks, many of them holiday or rental units. Behind them sit sectional title complexes and townhouses, and on the slopes inland are freehold family homes and newer estates, many with flat roof sections, large glazed doors and steel balustrades.
Each of these brings its own maintenance pattern. Apartment blocks need work coordinated through a body corporate and managing agent, often with access arranged around holidaymakers. Complexes tend to repaint and re-waterproof in phases. Freehold homes usually call us for one problem, a leaking balcony or a rusted gate, and then look at what else needs doing while we're there.
Coastal exposure
The beachfront and the hills don't wear the same.
Properties within sight of the sea take direct salt spray and onshore wind. On these buildings, balcony balustrades, window frames, sliding-door tracks and air-conditioner brackets corrode quickly, and sea-facing walls lose their paint first. Upper floors of taller blocks are the most exposed of all.
Further up the hill, homes are more sheltered from spray but still get the humid, salty air and the full force of summer storms. Here the common call-outs are flat roofs and parapets that leak in heavy rain, box gutters that overflow, and damp on south-facing walls that see little sun. Large modern windows and sliding doors also need their seals renewed more often than people expect.

FAQ
Ballito: common questions.
Do you work on apartment blocks on the Ballito beachfront?
Yes. We work on apartments, sectional title buildings and complexes as well as freehold homes and businesses. For shared areas, we usually work with the body corporate or managing agent.
Why are my balcony railings rusting so quickly?
Beachfront balconies get direct salt spray, and rust starts at welds, fixings and anywhere water sits. Depending on the damage, the railing may be repairable or need replacing with a better-protected finish.
Can you help with a holiday or rental unit while I'm away?
Yes. Send photos and access details, and we'll arrange the site visit with you or your agent and send the quote by WhatsApp or email.
