Flat roofs and slabs
Concrete roofs and roof terraces where ponding water, cracked screeds or a tired membrane are letting water through.
Waterproofing · Ballito · KZN North Coast
Flat roofs, parapet walls, balconies, box gutters, showers and damp walls. We trace where the water is actually getting in, then seal it with a system that suits the surface and the coastal weather.
Where leaks start
On Ballito's apartment blocks, townhouses and modern flat-roofed homes, water rarely comes straight through a sound slab. It gets in where two things meet: the edge of a flat roof and its parapet wall, a balcony and the sliding-door threshold, a box gutter and its outlet, or a shower floor and the wall tiles. Movement from heat and cooling opens these joints a little more every season, and the heavy summer downpours on the North Coast find them quickly.
That is why painting over a brown stain on the ceiling never lasts. The first job is to find the source. We look at the stain, the surface above it, the falls that should carry water to the outlets, and the condition of any existing membrane or sealant, then explain what is causing the problem before we price the fix.
What we waterproof
Concrete roofs and roof terraces where ponding water, cracked screeds or a tired membrane are letting water through.
Cracked tops of parapet walls and failed flashings, a common cause of damp running down inside walls.
Tiled balconies that leak into the room or garage below, often through grout lines, thresholds and drainage outlets.
Concealed gutters that overflow inside the wall when they block or when the lining has split.
Leaking showers and bathrooms, which usually need the tiles lifted and the floor sealed properly underneath.
Damp at the base of walls or on sea-facing walls, treated at the cause before the plaster and paint are repaired.
Choosing a system
There is no single product that suits every roof. A flat roof that people walk on needs something different from a parapet coping, and a shower floor is different again. Depending on the job, the answer may be a torch-on membrane, a liquid-applied membrane reinforced with fabric, flexible sealant at movement joints, or correcting the falls so water stops ponding. We explain the options in plain language and put the chosen system, the preparation and the areas covered in your written quote.
Timing matters too. Most waterproofing has to go onto a dry, clean surface, so it is worth booking before the rainy season rather than in the middle of it. Asking for a quote is free, and you'll have your quote in under two days.
Damp walls often need repainting once the leak is fixed. See our coastal exterior painting page, and if the problem is a pitched roof rather than a flat one, see roof repairs in Ballito.
FAQ
Heavy rain fills the roof faster than the outlets can drain it, so water reaches cracks, joints and flashings that stay dry in light showers. Blocked outlets, poor falls and failed parapet flashings are the usual causes, and each one needs a different repair.
Sometimes. If the leak is at the grout, threshold or outlet, a targeted repair or a clear sealer can work. If the membrane under the tiles has failed, the tiles usually have to come up. We check before recommending either option.
Yes. We work on houses, apartments, complexes and businesses, including roofs and balconies on sectional title buildings where the body corporate is arranging the work.
