Just north of Ballito, Salt Rock has kept more of a village feel. Instead of high-rise blocks, most properties are freehold houses on their own plots, many of them older, plus holiday homes and low-rise complexes. Some houses have been extended or modernised several times over the years, so it's common to find an older pitched tiled roof joined to a newer flat-roofed addition or an enclosed veranda.
That mix creates its own weak points. The joins between old and new work are a frequent source of leaks, older steel window frames and burglar bars have often rusted inside the wall, and timber fascias on older roofs may be near the end of their life.

Salt Rock's shoreline is rocky, and waves breaking on rock throw up more fine spray than a sandy beach. On the rows of houses closest to the sea, a fine film of salt settles on walls, windows and steel almost every day. That's why gates, pool fences, burglar bars and roof fixings in Salt Rock tend to rust faster than the same items a few streets further inland.
Holiday homes face an extra challenge: nobody is there to notice the first damp patch or the gutter that has started to overflow. Small problems left over a rainy season can become big ones. A check of the roof, gutters, seals and steelwork before summer, and again after the worst of the storms, catches most of them early.
