Maintenance for Zimbali homes in the coastal forest.

Zimbali's homes are set among dense coastal forest just south of Ballito. The shade, humidity and leaf fall create a different set of maintenance problems from the open beachfront, and we plan our work around them.

Zimbali's homes

Large, architect-designed homes among the trees.

Zimbali is an estate rather than a town, and its homes are mostly large, individually designed freehold houses, along with some resort lodges and apartments. Many have expanses of glass, flat concrete roofs and roof terraces, exposed steel, timber screens and decks, and they're often built on sloping ground, so there are retaining walls, terraces and stairs with balustrades.

This kind of architecture looks striking but leaves little margin for neglect. A flat roof with one blocked outlet, a glazing seal that has perished or an unprotected steel detail can let water in quickly, and the high-end finishes inside are expensive to put right afterwards.

Coastal exposure

Shade and humidity, as well as salt.

The forest canopy shelters many Zimbali homes from the full force of the wind and sun, but it creates other problems. Leaves and seed pods fill gutters, box gutters and flat-roof outlets, so roofs that should drain freely end up ponding or overflowing in a storm. Shaded walls stay damp for longer, encouraging mould, algae and moss on paint and paving. And timber decks, screens and fascias that never fully dry out are more prone to rot.

Homes closer to the beach still get salt-laden air, so steel balustrades, gates, window frames and fixings need the same corrosion protection as anywhere else on the coast. Regularly clearing roofs and outlets, especially before and during the rainy season, prevents a large share of the leaks we see.

Working in an estate

Planned around the estate's rules.

Estates like Zimbali have their own rules for contractors, such as access, working hours and approved finishes and colours. Send us the guidelines that apply to your home with your enquiry and we'll plan and price the work to suit them.

Common Zimbali work includes waterproofing flat roofs, terraces and box gutters, clearing and repairing gutters and roof drainage, exterior painting with mould treatment on shaded walls, balustrade and steel frame repairs, and alterations and renovations. FAQ

Zimbali: common questions.

Do you work inside Zimbali estate?

Yes. We work on homes in Zimbali and follow the access and contractor rules of the estate. Send us the guidelines that apply to your property with your enquiry.

Why does my Zimbali roof overflow in heavy rain?

Leaves and seed pods from the surrounding forest block gutters, box gutters and flat-roof outlets. When they block, water backs up and can get into the walls or ceilings. Clearing and checking the drainage is often the first fix.

Can you treat mould and algae on shaded walls?

Yes. Shaded walls are cleaned and treated before repainting. If damp is getting into the wall, we find and fix the cause first so the problem doesn't come back.
