Exterior painting · Ballito · KZN North Coast

Coastal exterior painting in Ballito, prepped to last.

Salt, sun and humidity are hard on exterior paint. We wash, repair and prime properly before the first coat goes on, so the finish on your house, complex or business stays on the wall for longer.

Why coastal paint fails

Paint near the sea fails for predictable reasons.

Most early paint failure on the North Coast comes down to what was under the paint, not the paint itself. Salt left on the wall stops the new coat bonding. Chalky old paint flakes off and takes the new coat with it. Hairline cracks let water in behind the film, and it bubbles and peels within a season or two.

The sea-facing side of a building usually wears first, followed by walls that get the full afternoon sun. On Ballito's higher apartment blocks the top floors and exposed corners take the worst of the wind. If you are only seeing problems on one side of the house, it often makes sense to treat that elevation first.

How we paint

Preparation first, then the coats.

Step 1

Wash down

Walls are washed to remove salt, dirt, mould and loose chalky paint, then left to dry.

Step 2

Repair

Loose paint is scraped back, cracks are opened and filled, and blown plaster is repaired.

Step 3

Prime

Bare plaster, repaired areas and steel get a primer suited to the surface, including rust-inhibiting primer on metal.

Step 4

Finish coats

Exterior coats applied in suitable weather, with cutting-in around windows, fascias and trims.

What's included

More than just the walls.

An exterior repaint is a good moment to deal with everything that faces the weather. That can include fascias and barge boards, gutters and downpipes, boundary walls, steel gates, burglar bars and balustrades. Steel near the sea needs its rust treated, not painted over; if it is too far gone, we can repair or replace it through our steel fabrication work.

Where the paint is bubbling because of damp, the damp has to be fixed first, or the new paint will fail in the same place. Our waterproofing page explains how we track down the cause.

For complexes and body corporates, we can phase a repaint block by block to keep disruption down. Your written quote sets out the surfaces, the preparation, the paint system and the timeline. Asking for a quote is free, and you'll have your quote in under two days.

FAQ

Coastal exterior painting: common questions.

How often should a house in Ballito be repainted?

It depends on the exposure, the paint system and how well it was prepared. Instead of working to a fixed number of years, watch for chalking (paint rubbing off on your hand), cracking, peeling and rust stains, and repaint before bare plaster is exposed.

Can you paint over rusty burglar bars and gates?

Painting straight over rust doesn't last near the sea. The rust needs to be removed and the steel primed with a rust-inhibiting primer first. If the steel is badly corroded, repairing or replacing it may be the better option.

Do you paint complexes and apartment blocks?

Yes. We paint houses, complexes, apartment buildings and business premises, and can plan the work in phases.

What do I need to send for a painting quote?

A few photos of each side of the building and any problem areas, sent by WhatsApp to 083 660 9045. It's free to ask for a quote, and you'll have it in under two days.
